What are the neighborhoods in Lodi?

Lodi has many neighborhoods, and five favorites to start with are Downtown Lodi, Parkwest, Sunwest, Rivergate and Rose Gate, each offering a different kind of home. Knowing which is which turns your search into a fun tour instead of a guessing game.

Which Lodi neighborhood matches what I'm looking for?

Start with what you'd love most, then find your match.

🌳 Character and a stroll to downtown? Downtown Lodi has older, charming homes on tree-lined streets, close to the historic downtown, the Lodi Street Faire and the Wine and Chocolate Weekend.

🔑 Mid-size and move-in ready? Parkwest, on the west side, has mid-size homes that are often move-in ready, at a more reachable price than Sunwest.

🌿 Room to spread out? Sunwest has larger custom homes on large lots and quiet streets, with easy access in and out.

🚤 Life on the water? Rivergate has very large homes on large lots, and many have river access with private docks for jet skis or small boats.

✨ Everything brand-new? Rose Gate is new construction built around Rose Gate Park, close to Lodi Lake. Audrey Schmierer is a REALTOR® with Keller Williams Central Valley in Lodi, CA, helping first-time buyers and downsizers buy and sell with confidence.

What mistake should I avoid when choosing a Lodi neighborhood?

🗺️ Settling on one neighborhood too soon. The right home can turn up a few streets over, so keep two neighborhoods on your list at first and let the homes help you decide.

What could this look like for me?

Here's a made-up example. Say you can't decide between old-home character and brand-new. We'd tour a home in Downtown Lodi and one in Rose Gate on the same day, and you'd feel the difference the moment you walk in. Read new construction or an older home to weigh the two.

What are the neighborhoods in Lodi? The short answer

Frequently Asked Questions

What is there to do around Lodi?

Lodi Lake is great for paddle boarding, kayaking and fishing. There are many parks, plus Hutchins Street Square, a music school, the 180 Teen Center and bowling.

What if I'd like to look outside Lodi?

Nearby towns are worth a look too. Galt is a smaller town with a lot of conveniences and a 20 to 30 minute drive to Sacramento. Stockton is a larger city with more shopping, restaurants and golf, and the Delta for boating and fishing.

What do I need before we tour homes?

A pre-approval from a lender, and in California, a signed buyer agreement. I'll connect you with a lender I trust, and signing the agreement creates no obligation to buy a home.
