Weekends fill up fast here:

Which part of Lodi should I look at first?

This is the fun part. Lodi covers a lot of ground for its size, and each part of town has its own kind of home. Here's a quick tour.

Downtown Lodi has older, charming homes with character on tree-lined streets, close to the shops, restaurants and the Street Faire.

Parkwest, on the west side, has mid-size homes that are often move-in ready, at a more reachable price than its bigger neighbor.

Sunwest, also on the west side, has larger custom homes on large lots and quiet streets, with easy access in and out.

Rivergate has very large homes on large lots, and many have river access with private docks for jet skis or small boats.

Rose Gate is new construction built around Rose Gate Park, close to the Westgate shopping area and Lodi Lake.

When you're moving from somewhere else, the hardest part is choosing a street you've never walked. That's where a lifelong local earns her keep. Where is Lodi, and how close is it to Stockton and Sacramento?

Lodi sits in San Joaquin County, with Stockton to the south and Galt and Sacramento to the north. That puts a lot within reach.

Stockton is the bigger city next door, with more job opportunities, more shopping and restaurants, more golf, and the Delta for boating and fishing. Some areas of Stockton are more affordable than Lodi, too.

Galt, just north, is an affordable town that has grown tremendously, with an easier commute to Sacramento.

If your new job is in one direction or the other, we'll factor that in from the very first conversation. Plenty of people moving here look at Lodi and one of its neighbors side by side, and I work in all three.

How do I buy a home in Lodi if I don't live here yet?

You can do most of it from wherever you are now. Here's how it goes, step by step.

1. Start with your date. Tell me when you need to be here, and we plan backward from it. Your move gets timed around your job start or whatever else is setting the calendar.

2. Talk through your days. Before you look at a single listing, we talk about your commute, your weekends and how much house and yard you want. Then I match that to the parts of town worth a look. We go over the whole buying process step by step too, so you know exactly how it works, with no surprises.

3. Get pre-approved. I work with a number of lenders I trust, and I'll connect you with one who suits your needs. Now you know your budget before you fall for a house. Read about getting ready before you shop.

4. Sign your buyer agreement. In California, a written agreement is signed before you tour a home. It's my commitment to you and our agreement to each other, and signing it creates no obligation to buy a home.

5. Tour from anywhere. Found a home online? I'll walk through it for you on video, room by room, and show you the street and the block too. You'll see what the photos leave out. When you're able to visit, we tour in person.

6. Make a strong offer. We build it from recent Lodi sales. Your initial deposit is typically 1% to 3% of the price and goes straight to title. A higher deposit shows the seller you're serious about their home, which strengthens your offer.

7. Escrow, from a distance. In California, escrow and a title company handle the closing. Your inspection period is typically 17 days, though every offer is different, and escrow typically runs 30 to 45 days. You get daily updates the whole way, wherever you are. 8. Keys, timed to your move. The goal is to arrive to your own front door, not a hotel.
