Should I Buy in Downtown Lodi or Parkwest If I'm New to Lodi?

Downtown Lodi or Parkwest: which one is right for me?
Choose Downtown Lodi if you want an older home full of character close to a walkable downtown, and choose Parkwest if you'd rather move into a mid-size home that's often ready the day you get your keys.

What are the homes like in each one?
🌳 Downtown Lodi. Older, charming homes with character on tree-lined streets, close to the historic, walkable downtown that's home to the Lodi Street Faire and the Wine and Chocolate Weekend. See Downtown Lodi homes.
🏡 Parkwest. Mid-size homes on Lodi's west side, often move-in ready. Compared with Sunwest, also on the west side, Parkwest has smaller homes and lots at a more reachable price. See Parkwest homes.
Which questions help me choose?
Here are 3 questions I'd ask you over coffee.
☕ 1. Do you want to walk to things? If strolling to the Street Faire sounds like your kind of weekend, start downtown.
📦 2. Would you rather unpack and relax, or put your own stamp on a place? Your answer points you to one side of town or the other.
💰 3. What does your pre-approval say? Your budget narrows the choice fast. I'll connect you with a lender I trust who suits your needs. See getting your green light.
Can't visit yet? I'll tour both for you on video, the street and the block included.
What mistake should I avoid?
🔍 Writing off an older home because of its age. Age alone doesn't tell you how a home is doing. An inspection does. I always recommend at least a home inspection, a termite inspection and a roof inspection, plus a chimney inspection when the home has one. My dad was a local contractor, so I grew up around every phase of a home coming together. What could this look like for me?
Here are two made-up examples.
Say you love both. Then the house decides. We tour the best home in each and compare them side by side.
Say neither one feels right. Rose Gate is brand-new construction built around Rose Gate Park. Or look at Galt, a smaller town with a lot of conveniences that's a little closer for a Sacramento commute.
