Your offer includes an initial deposit, typically 1% to 3% of the price, and it goes straight to title. Here's an insider tip: a higher deposit tells the seller you're very serious about their home, and that can make your offer the one they pick.

"We got it." Few phone calls are more fun to make than telling a buyer their offer was accepted. From there, you're in escrow, and in California escrow and a title company handle the closing. They hold the funds, prepare the paperwork, and make sure the home transfers to you cleanly.

Get to know your new home. Next comes the inspection period, some call it the investigation period. It's typically 17 days, though every offer is different. A professional inspector goes through the home top to bottom, and I help you understand everything they find.

The home stretch. Your lender orders the appraisal and finalizes your loan. I keep in touch with everyone involved, so you always know where things stand.

Keys day. You sign the final papers. The home is officially yours. And I get my favorite moment of the whole job: handing you the keys.
