Lodi neighborhoods and real estate, from a lifelong local

Wine country with a small-town heart, from Lodi Lake to Hutchins Street Square, with big-town conveniences close by.

Living in Lodi

Lodi is wine country with a small-town heart. It has the feel of a small town, with big-town conveniences a short drive away. Lodi neighborhoods range from older homes on tree-lined streets downtown to brand-new construction and homes right on the river.

Weekends here fill up fast. Paddle boarding, kayaking and fishing at Lodi Lake. A walk on the nature trail. Events at Hutchins Street Square, parks all over town, a music school, the 180 Teen Center, and bowling. Downtown hosts the Lodi Street Faire and the Wine and Chocolate Weekend, and the wineries are never far away.

Lodi sits in San Joaquin County, with Stockton to the south and Galt and Sacramento to the north.

How I help buyers and sellers in Lodi

I'm Audrey Schmierer, a REALTOR® with Keller Williams Central Valley, and Lodi has been my home my whole life. My office is at 301 S. Ham Lane, right in town. My dad was a local contractor, so I grew up watching Lodi homes come together, and I still look at a house the way he taught me: roofline, systems, layout, then the paint.

For buyers, that means a sit-down consultation before any showings, a pre-approval with a lender I trust, and daily updates until you have your keys. For sellers, it means three clear pricing options, staging help, professional photos and video, your home's own page on my website, and paid Facebook ads.

When I'm not working, you'll find me kayaking at Lodi Lake with my grandkiddles. I don't just sell homes here. I live here.

Lodi neighborhoods and communities

Downtown Lodi has older, charming homes with character on tree-lined streets, close to a historic, walkable downtown. If you love original details and being near the shops and restaurants, start here.

Parkwest on the west side has mid-size homes, often move-in ready, at a more reachable price than its bigger neighbors. It's a common first stop for first-time buyers in Lodi.

Sunwest, also on the west side, has larger custom homes on large lots and quiet streets, with easy access in and out.

Rivergate has very large homes on large lots, many with river access and private docks for jet skis or small boats.

Rose Gate is new construction built around Rose Gate Park, close to the Westgate shopping area and Lodi Lake.

Lodi homes and home types

Lodi covers a lot of ground for its size. You'll find older homes with character near downtown, mid-size homes on the west side, larger custom homes on big lots, riverfront homes with docks, and brand-new construction. Just outside town, Acampo and Lockeford have country homes on acreage, and Woodbridge sits north of Lodi on the Mokelumne River, near the wineries.

That variety is good news whether you're buying or selling. Buyers can match a home to their budget and how they want to live. Sellers can market what makes their home special, whether that's the character, the lot or the water.

Prices move street by street, so the best way to know what a Lodi home is worth right now is a look at recent nearby sales. Start with home values in Lodi, or see buying a home in Lodi and selling your home in Lodi.
