What Does a Buyer's Agent Actually Do for Me in Lodi?

What does a buyer's agent do for me?
A buyer's agent is the person on your side from your first question to your front door key, so you're never figuring out the next step alone.

Where will I see my buyer's agent along the way?
☕ Before you tour. We sit down for a buyer consultation, usually at my office, and go over the whole process step by step. Then I connect you with one of a number of lenders I trust for your pre-approval. See getting your green light.
🏡 While you look. See a home you love online? We go see it. You get frequent updates, so you always know what's new.
📝 When you find the one. We write your offer together. Your initial deposit is typically 1% to 3% of the price and goes straight to title, and a higher one shows the seller you're serious. Read how to make a strong offer.
🔍 At the inspection. I'm there with you. Afterward, depending on what's found, you can ask the seller for repairs, a credit or a lower price. Read what happens at the home inspection.
🔑 Right before the keys. We do the final walk-through together, making sure everything agreed on is done and the home is in the same condition it was in when you made your offer.
What mistake should I avoid?
🖊️ Thinking the buyer agreement locks you into buying. In California, a written agreement is signed before you tour a home. With me, it's my commitment to you and our agreement to each other, and signing it creates no obligation to buy a home. What could this look like for me?
Here are two made-up examples.
Say you fall for new construction in Rose Gate. I like to go with you to the builder's sales office, at least for the first appointment. If I can't be there, register me as your agent. I'm on your side with the builder, making sure you get what you want without being overwhelmed by upgrade costs or charged unnecessary extra fees.
Say you're moving to Lodi and can't make the inspection in person. You can join by video with the inspector and ask any questions you want. See how I help people relocate.
