What Happens at the Final Walk-Through on My First Home in Lodi?
Where do I start with the final walk-through?
The final walk-through is your last look at your first home before closing, to make sure everything agreed on is done and the home is in the same condition it was in when you made your offer.

It's a wonderful moment. You've seen this house as a maybe and then as an offer. Now you walk in knowing the keys are almost yours.
What do we check, step by step?
1. The repairs you agreed on. If your inspections led the seller to agree to repairs, we look at each one to confirm it's finished.
2. The condition of every room. We compare the home to the day you made your offer. Turn on the faucets, try the lights, open a few windows and doors.
3. What stays with the home. Anything your offer says stays, like the appliances, should still be there.
4. The builder's checklist, on new construction. I go through the home with you so nothing on the checklist gets missed. Read more about new construction or an older home in Lodi.
See where this fits in the last stretch before your keys.
What mistake should I avoid at the final walk-through?
Treating it like a second inspection. The deep look happens earlier, during your inspection period. The walk-through confirms what was agreed. Read what happens at the home inspection.
What could my final walk-through look like?
Here's a made-up example. Say the sellers moved out the week before. Empty rooms can show a scuff or a nail hole the furniture used to hide. We'd look at it together and decide if it matters. What happens at the final walk-through? The short answer
It's one last, unhurried look to confirm the home you're about to own is the home you agreed to buy.
Ready to start the path to your keys?
One of my first-time buyers said it best on closing day: "Just wow, I can't even believe this is mine." I'd love to help you get to that moment.

Frequently Asked Questions
Do you come to the home inspection too?
Yes. When I'm your buyer's agent, I go to the home inspection with you, not only the final walk-through.
Who pays for the inspections?
Buyers usually pay for their own inspections, and I always recommend at least a home inspection, a termite inspection and a roof inspection, plus a pool or chimney inspection when the home has one.
Who handles the closing in California?
Escrow and a title company handle the closing. They hold the funds, prepare the paperwork and make sure the home transfers to you.
