How Do I Make a Strong Offer on My First Home in Lodi?

Title card for the article: How Do I Make a Strong Offer on My First Home in Lodi?

Where do I start when I'm ready to make an offer?

A strong offer on your first home in Lodi pairs a fair price, backed by recent sales of similar homes, with terms that work for the seller too: a solid initial deposit, your pre-approval letter and a closing date that fits their plans.

Audrey Schmierer is a REALTOR® with Keller Williams Central Valley in Lodi, CA, helping first-time buyers and downsizers buy and sell with confidence. I'm Audrey Schmierer, and I've lived in Lodi my whole life.

Picture it. You walk into a home and you just know. The kitchen, the light, the spot where your couch would go. Now you get to go after it, and we'll put your offer together side by side.

What does a seller look at in my offer?

Sellers read the whole offer, not only the price. Here's what they weigh:

  • Your price. What you'd like to pay for their home.
  • Your initial deposit. The money you put down once your offer is accepted.
  • Your contingencies. The conditions your purchase depends on, like your inspections.
  • Your closing date. When you'd like the home to become yours.
  • How you're paying. Sellers look at your pre-approval letter, the lender's note showing how much you can borrow, and at your type of loan, like FHA, conventional or VA.

Here's the good news for first-time buyers: a cash offer isn't always the one a seller picks. A well-built offer with a loan can win.

How do I make my offer strong, step by step?

1. Be pre-approved before you tour. Your letter is ready to go the moment you find the one, and sellers see a buyer who's prepared. See getting your green light before you shop.

2. Choose your price from real sales. We look at what similar homes nearby have sold for, then choose your price and terms together. Not so low that you lose the home, and not so high that you overpay.

3. Show you're serious with your deposit. Here's an insider tip: a higher deposit tells the seller you're very serious about their home, and that can make your offer the one they choose.

4. Fit your dates to theirs. A closing date that lines up with the seller's move can matter as much as a little more money.

5. Send it, then breathe. I send your offer and keep you posted, so you're never left wondering. More on putting it all together in from "this is the one" to keys in your hand.

What if the seller counters or chooses another offer?

A counter offer is good news. It means the seller wants to work with you and is answering with the terms they'd like instead. You can accept it, counter back or walk away, and I'll tell you what I'd do and why.

If the seller picks someone else, that's okay. It happens to plenty of first-time buyers, and it's part of learning what matters to you. Your first offer might not be your last, and the right home has a way of finding the right buyer.

What mistakes should I avoid when I make an offer?

Skipping inspections to look stronger. I always recommend at least a home inspection, a termite inspection and a roof inspection, plus a pool or chimney inspection when the home has one. Your inspection period is typically about 17 days, though every offer is different. See what happens at the home inspection.

Taking on new credit after your offer is accepted. Once you're in escrow, hold off on new credit cards, car loans and big purchases until you close.

What could making an offer look like for me?

Here are a few made-up examples.

Say you love a move-in-ready home in Parkwest and other buyers do too. We'd look closely at your deposit and your closing date, the two places a well-built offer can stand out.

Say you fall for a brand-new home in Rose Gate. Buying from a builder works a little differently. I like to go with you to the builder's sales office, at least for the first appointment, and I'm on your side with the builder, watching upgrade costs and extra fees. Read new construction or an older home.

Say you're nervous about putting a number on paper. That's completely normal the first time. We'll go through every line together, and every question is a good one. Frequently Asked Questions

How much is the initial deposit, and where does it go?

It's typically 1% to 3% of the price, and it goes straight to title once your offer is accepted.

Can the seller help pay my closing costs?

In some situations, yes. We can negotiate for the seller to help cover part of your closing costs, which lowers the cash you need out of pocket.

What happens after my offer is accepted?

You're in escrow, which typically runs 30 to 45 days. In California, escrow and a title company handle the closing. They hold the funds, prepare the paperwork and make sure the home transfers to you cleanly.

Will you come to the home inspection with me?

Yes. When I'm your buyer's agent, I go to the home inspection with you, and to the final walk-through before closing.
