Buying a home in Lodi, with a plan you can see from day one
A clear plan from day one. We sit down first, get you pre-approved with a lender I trust, and find the home that fits your life.
What buying a home in Lodi looks like today
Buying a home in Lodi puts you in wine country with a small-town heart. Lodi Lake for kayaking and paddle boarding, Hutchins Street Square, parks all over town, and the Street Faire downtown, with big-town conveniences a short drive away.
Whether it's your second home or your fifth, the move works best with a plan. Homes that are priced right and ready to live in still draw attention. Homes that need a little work, or have been sitting, can be real opportunities. Knowing which is which is half the job.
I'm Audrey Schmierer, a REALTOR® with Keller Williams Central Valley and a lifelong Lodi local. My job is to hand you a clear recommendation at every turn, not a menu of options and a shrug.

How I help you buy
A plan before the first showing. We sit down at my office and map out your budget, your must-haves and your timeline. You'll know how the whole purchase works before it starts.
A lender who fits. You get pre-approved before we tour. I work with a number of lenders I trust and connect you with the one that suits your situation, from a self-employed income to a lower monthly payment.
Any home you want to see. One of my clients wrote that I "never hesitated to show us any house we wanted to see." That's a promise I keep.
A trained eye on every house. I grew up around construction, because my dad was a local contractor. I'll point out what matters, like the roof, the water heater and the layout, so you can weigh a home on more than its paint.
Daily updates. New listings, answers and next steps, every day, from the first tour to closing.
What you get, from search to keys
- Your buyer consultation, with the full roadmap and your questions answered.
- Your written buyer agreement. California requires one before touring homes with an agent. It's my commitment to you, and it creates no obligation to buy a home.
- Pre-approval, so your offer carries weight.
- A focused search built on what you need, with homes that fit sent your way as they come up.
- A strong offer priced from recent nearby sales, with an initial deposit that typically runs 1% to 3% of the price and goes straight to title. A stronger deposit tells a seller you mean business.
- Escrow, handled. In California, escrow and a title company handle closing. Your inspection period is typically 17 days, and I'll walk you through the report and the appraisal.
- Closing day and your keys.
