What Should I Look for in a Smaller Home When Downsizing in Lodi?

Title card for the article: What Should I Look for in a Smaller Home When Downsizing in Lodi?

Where do I start when I'm shopping for a smaller home?

When you're downsizing in Lodi, look for a smaller home that fits the way you live now: the rooms you use every day, the amount of yard you want to keep up, and what you'd like close by. Start with those three, and the right home gets much easier to spot.

Picture a Saturday in your new place. Less to clean, less to fix, and the morning free for a walk, the garden, coffee with a friend or a day with the people you love. That's what you're shopping for. Not just fewer square feet, but more of the life you want.

How do I work out how much home I really need?

The best way is to look at how you live today, not how you lived when the house was full. A few questions help a lot:

  • Which rooms do you use every day? Those are the rooms your next home needs. The ones you only walk past are the ones you can let go.
  • Do you have overnight guests often? A spare room might earn its keep. If guests are rare, maybe not.
  • Is there a hobby that needs space? Sewing, woodworking, a workbench in the garage. Plan room for what you love.
  • How much yard do you want to keep up? Some people want a small garden. Some want as little outside work as possible.
  • Would you like everything on one floor? It's worth knowing before we start touring.
  • What's coming with you? Your favorite furniture needs a place to go. Sorting what you'll keep before you shop makes this part simple.

Write your answers down and bring them to our first conversation. They become your wish list.

What kinds of smaller homes can I find around Lodi?

This is the fun part. Lodi has a lot of variety for its size, so there's a good chance your next home is close to the places you already love.

Parkwest, on Lodi's west side, has mid-size homes that are often move-in ready. That can mean very little work on day one.

Rose Gate is new construction built around Rose Gate Park, close to the Westgate shopping area and Lodi Lake. Everything in the home is brand new.

Downtown Lodi has older, charming homes with character on tree-lined streets, close to a historic, walkable downtown, the shops and the Lodi Street Faire.

Want to look a little farther out? Galt, just north, is an affordable town that has grown tremendously. Some areas of Stockton are more affordable than Lodi, with more shopping and restaurants close by. More on downsizing in Lodi.

What should I check on every home I tour?

A smaller home should mean fewer projects, so it's worth looking past the paint and the décor.

My dad was a local contractor, so I learned early to look at the roof and the water heater before falling for the kitchen. On every tour, I'll give you my straight read on the house, the good and the not-so-good.

With an older home, we look closely at the roof, plumbing and electrical, the things that matter most as a home ages. With any home, think about how it will feel to live in every day. How far is the walk from the garage to the kitchen with groceries? Is there a spot for your favorite chair by the window?

Once you're in contract, I go to the home inspection with you, and to the final walk-through, your last look at the home before closing. You'll have a second set of eyes at the moments that matter most.

How does buying my next home work when I'm downsizing?

Here's the path, step by step.

1. A no-rush conversation. We talk about your wish list, your timeline and where you'd like to be. Family is always welcome to join. We go over the whole buying process too, so you know exactly how it will work.

2. Know your number on both sides. Find out what your current home could sell for with a free home value review, then talk with a lender. I work with a number of lenders I trust and will connect you with one who suits your needs. See getting ready before you shop.

3. Choose your order. Selling first or buying first depends on your numbers. Read sell first or buy first when downsizing.

4. Sign your buyer agreement. In California, a written agreement is signed before you tour a home. It's my commitment to you and our agreement to each other, and signing it creates no obligation to buy a home.

5. Tour the homes that fit. I'll show you any home you want to see.

6. Make your offer. We build it from recent sales. Your initial deposit is typically 1% to 3% of the price and goes straight to title.

7. Escrow and keys. In California, escrow and a title company handle the closing. Your inspection period is typically 17 days, though every offer is different. The full plan is on how buying a home works with me.

What mistakes should I avoid when buying a smaller home?

A few small things can make the search harder than it needs to be. All of them are easy to avoid.

Shopping for the life you had. It's natural to look for the same number of bedrooms out of habit. Your list of everyday rooms tells you what you really need.

Choosing the home before sorting belongings. Knowing what's coming with you first makes it easy to tell if a home will fit.

Falling for the finishes. Pretty counters are lovely. What's behind them matters more in a home that's meant to be easy.

Forgetting the outside. A big yard can be a joy or a chore. Decide which before you tour.

What could my smaller home in Lodi look like?

Every move is different, so here are a few made-up situations to show how the search adapts.

Say you want as little upkeep as possible. We'd start with Rose Gate and Parkwest, and tour the homes that need the least from you on day one.

Say you'd love to walk to dinner. We'd start in Downtown Lodi and see how the walk to the restaurants feels from each street you like.

Say you're leaving a big lot in Sunwest but still love to garden. We'd look for a smaller home with a yard that's just the right size for a few raised beds, not a full weekend of mowing.

Say you can't decide between new and older. We'd tour one of each on the same afternoon. Seeing them back to back usually makes the choice click.

Whatever your next chapter looks like, the plan bends to fit you. Audrey Schmierer is a REALTOR® with Keller Williams Central Valley in Lodi, CA, helping first-time buyers and downsizers buy and sell with confidence.

What should I look for in a smaller home when downsizing? The short answer

Look for a home built around the rooms you use every day, a yard you're happy to keep up, and the places you'd like close by. Sort what's coming with you before you shop, look past the finishes to the roof, plumbing and water heater, and know your number on both your sale and your purchase before you tour. Around Lodi, that could mean a move-in ready home in Parkwest, new construction in Rose Gate or an older home with character downtown.

That's the whole answer in one breath, and I'm right beside you for every step of it.

Frequently Asked Questions

Where do we meet to talk about buying my next home?

Buyer consultations usually happen in my office on S. Ham Lane in Lodi. If you're also selling, we usually plan that side at your kitchen table.

Does a bigger initial deposit help my offer on a smaller home?

It can. A higher initial deposit shows the seller you're serious about their home, which strengthens your offer. The deposit is typically 1% to 3% of the price and goes straight to title.

How will I know what's happening once I'm in escrow?

You get frequent updates from me, so you always know where things stand and what comes next.

Are there homes with a more rural feel near Lodi?

Yes. Morada, on the edge of Stockton, has a rural feel while staying close to everyday amenities. It's worth a look if you want a little more breathing room.

Can you help me find people for small projects after I move in?

Yes. Once you're settled, I can introduce you to local trades people for the projects that come with any new home.
