What moves the number

Two homes with the same bedrooms and square footage can sell for very different prices. Here's what we look at together.

Location. The street, the neighborhood and what's nearby. A home on a large lot in Sunwest and a home near the shops downtown attract different buyers.

Condition. Updates, upkeep and the big systems, like the roof and the water heater. Buyers notice, and so do appraisers.

How it shows. Photos, staging and first impressions shape what buyers are willing to pay. Staging is very important, especially in a vacant home, because it gets you more money.

What's selling now. Recent sales and the homes for sale right now set the range your home competes in.
