What Does Aggressive Pricing Mean When I Sell My House in Lodi?

What does aggressive pricing mean when I sell my house?
Aggressive pricing means listing your home a little lower on purpose, so more buyers notice it and more offers can come in at once. It sounds backward, and I love explaining it.

The goal is simple. More eyes on your home from day one, and more than one offer to compare.
Where does aggressive pricing fit with my other options?
We go through comparable homes on the MLS together, their photos, condition and location, plus recent sales. Then I give you a range with three options, and you pick:
🏷️ Market pricing. Right in line with the homes your buyers are comparing yours to.
🎯 Aggressive pricing. A little below the range, on purpose.
⭐ Top-of-the-market pricing. At the high end of the range.
What's a myth about aggressive pricing, and what's true?
Myth: "A lower price means I'll walk away with less." What's true: when several buyers want the same home, they compete, and the price can climb.
Myth: "I'll have to take the first offer." What's true: when more than one offer comes in, we review and compare the terms together and decide which are best for you. Countering is always an option.
Myth: "The biggest number always wins." What's true: the terms matter too. I always look at each buyer's pre-approval letter, because the loan type is part of the terms. And a cash offer isn't always best just because it's cash. Read how to choose the best offer. What mistake should I avoid?
📊 Picking a price before you've seen the comparable homes. A number from a neighbor or a website is a guess. Choose your option after we've gone through the homes that compete with yours, and you'll choose with confidence.
What could this look like for me?
Here are two made-up examples.
Say you're downsizing and want a simple, steady sale. Aggressive pricing could be a good fit. Once you accept an offer, most of the time I can time things so you don't have to move twice. See how I help with downsizing.
Say you'd rather start at the top of the range. That's your call to make. You'll see the same comparable homes and recent sales, and you'll know exactly why each option sits where it does.
What does aggressive pricing mean? The short answer
It's a lower list price chosen on purpose to bring more buyers to your door at once, and it's one of three options you choose from.

Frequently Asked Questions
Where do we meet to talk about pricing?
Usually at your kitchen table. Listing appointments happen in your home, where you're comfortable and everything we need is right there.
Does staging help my home sell?
Staging is very important, especially in a vacant home, because it gets you more money. In most cases, I pay for the staging consultation, and you pay for the staging itself.
How will buyers find out about my home?
Your home gets its own landing page on my website, professional photos, video or drone footage, open houses, Facebook and Instagram posts, paid Facebook ads, mailers to neighbors and emails to my sphere.
