We get your home ready to shine. Staging is very important, especially in a vacant home, because it gets you more money. In most cases, I pay for a staging consultation, and the staging itself is paid by you. My dad was a local contractor, so I grew up around every phase of a home coming together, and I can help you sort out which fixes are worth making before you list. Need a hand? How does a listing agent get my house in front of buyers?
Putting your home on the MLS sends it to agents and the big home search sites. That's where a launch begins, not where it ends. My promise is simple: I don't just put a sign in the ground and pray. I actively work for my clients.
Every home I list gets all of this:
- Its own landing page on my website, with the photos, the details and an easy way to ask about it or book a showing.
- Paid Facebook ads, so your home reaches buyers well beyond the people who already follow me.
- Facebook and Instagram posts with the photos and video front and center.
- Open houses, so buyers can walk through and picture themselves there.
- Mailers to your neighbors, who often know someone who'd love to live on your street.

Once you accept, you're in escrow. In California, escrow and a title company handle the closing. They hold the funds, prepare the paperwork and make sure the home transfers cleanly. Escrow typically runs 30 to 45 days.
Along the way, a few things happen:
- The buyer's inspection period. Typically about 17 days, though every offer is different. If the buyer asks for anything, I help you decide how to answer.
- The appraisal. The buyer's lender orders it as part of finalizing the loan.
- Updates from me. If anything comes up, you hear it from me first, with what it means and my plan for it.

What should I ask a listing agent before I hire them?
A good listing agent is happy to answer specifics. Here are the questions I'd bring to any listing appointment, and why each one matters.
1. "How will you price my home, and can I see the homes you're comparing it to?" You want a number backed by real comparable homes and recent sales, with the reasons laid out where you can see them.
2. "What exactly will you do to market it?" Ask for the list. Photos, video, ads, open houses, a web page for your home. Specifics tell you what launch day will look like.
3. "Who pays for staging?" Arrangements differ from agent to agent, so it's worth asking up front.
4. "How will I hear from you, and how often?" A sale moves fast once offers come in. Knowing how you'll stay in the loop brings a lot of peace of mind.
5. "Will you explain why each step matters?" When you understand the reason behind a step, you can make every decision with confidence.
6. "What happens when an offer comes in?" Listen for a clear plan: how offers get reviewed, how you'll compare them, and who makes the call. (You do.)

What trips sellers up when they choose a listing agent?
A few small things can make the choice harder than it needs to be. All of them are easy to avoid.
Going by the biggest number alone. A price is only as strong as the sales behind it. Ask to see them.
Skipping the marketing question. "We'll put it on the MLS" is the start of a plan, not the whole plan.
Not asking about updates. How you'll hear about showings, offers and escrow matters as much as anything else on the list.
Waiting until the week you want to list. Talking early leaves time for staging, any fixes and photos, so your home launches at its best.
