Should I Buy a Home in Lodi or Galt?

Title card for the article: Should I Buy a Home in Lodi or Galt?

Where do I start when I'm choosing between Lodi and Galt?

Choosing between Lodi or Galt comes down to where your week happens and how far you'd like your budget to go. Lodi gives you wine country with a small-town feel and big-town conveniences close by. Galt, just to the north, is a smaller, affordable town with a lot of conveniences of its own, and it's a little closer for a Sacramento commute.

Moving here from somewhere else? Then you may be choosing between two places you've never walked. That's exactly where a local guide helps. Picture your first weekend after the move: boxes unpacked, coffee in your own kitchen, and a town that already feels like yours.

What do I get when I buy a home in Lodi?

Lodi is wine country with a small-town heart, and it's been my home my whole life. Weekends here mean paddling or fishing on Lodi Lake, events at Hutchins Street Square, the Lodi Street Faire downtown, and wineries never far away.

The homes come in a lot of styles for a town this size:

  • Downtown Lodi: older, charming homes on tree-lined streets near a historic, walkable downtown.
  • Parkwest: mid-size homes on the west side, often move-in ready.
  • Sunwest: larger custom homes on large lots and quiet streets.
  • Rivergate: very large homes, many with river access and private docks.
  • Rose Gate: new construction around Rose Gate Park, near Westgate shopping and Lodi Lake.

What do I get when I buy a home in Galt?

Galt is a smaller town than Lodi, with a lot of conveniences, now including its own Walmart. It has grown tremendously over the last decade, and it's an affordable place to buy.

You'll find two kinds of places to live. Galt has an older downtown, plus a lot of newer neighborhoods with newer schools.

It also sits just north of Lodi, which puts you a little closer if you'll be commuting to Sacramento. The drive from Galt to Sacramento is about 20 to 30 minutes.

If you'd like your budget to go further, or your job is up north, Galt deserves a spot on your list right next to Lodi.

How do I decide between Lodi and Galt, step by step?

1. Map out your week. Where will you work? What do you love doing on weekends? How much house and yard do you want? We talk it through at a buyer consultation in my office, and your answers point us toward the right streets in one town or both.

2. Get pre-approved. I work with a number of lenders I trust and will connect you with one who suits your needs. Then you know your budget before you start comparing. See getting ready before you shop.

3. Tour in both towns. Seeing homes on both sides back to back makes the differences easy to feel. Still living out of the area? I'll walk through homes for you on video, room by room, and show you the street and the block too.

4. Compare recent sales. We look at what similar homes actually sold for in each town, so your offer is built on real numbers, not guesses.

5. Make your offer and head to keys day. I'm with you through escrow, with frequent updates the whole way. See how buying a home works with me.

Galt is served by the Galt Joint Union Elementary School District for kindergarten through 8th grade and the Galt Joint Union High School District for 9th through 12th grade.

Do I need to sign anything before I tour homes in Lodi or Galt?

Yes. In California, a written buyer agreement is signed before you tour a home. With me, it's my commitment to you and our agreement to each other, and signing it creates no obligation to buy a home.

How long does it take to buy once my offer is accepted?

Escrow typically runs 30 to 45 days, and your inspection period is typically 17 days, though every offer is different. In California, escrow and a title company handle the closing.

Can I join the home inspection if I'm still out of town?

Yes. When I'm your buyer's agent, I go to the home inspection with you, and you can join by video with the inspector and ask any questions you want.

Can you help me find local trades people after I move?

Yes. Once you're settled, I can introduce you to local trades people. One client, Jennifer K., wrote that I "was able to provide introductions for trades people in the area."
