Step 1: Get pre-approved
"Pre-approval" sounds very official. Like something you have to dress up for. You don't.
It's a conversation with a lender. They look at your income, your debts, your credit and your down payment, and tell you what loan amount you'd qualify for. Here's why it matters so much. You'll know your real budget. Sellers take pre-approved buyers more seriously, because it shows you're ready to move. And you won't fall in love with a home that doesn't fit.

Pre-approval and pre-qualification aren't the same thing. Pre-qualification is more of an estimate. Pre-approval is a deeper look and carries more weight, so it's the one you want when you're ready to write offers. Getting pre-approved also doesn't lock you in to that lender. You can still shop around for the best rate.
Step 2: Get clear on what you want
Step 3: Start touring homes
This is where it gets real. You'll browse online, tour homes in person, and start comparing. Most buyers notice right away that a home can feel completely different in person than it did online. This step helps you sharpen what you want.

Step 4: Make an offer
Once you find the right home, you make an offer. It includes the price, the terms and the timeline. This is where guidance matters most, because pricing strategy matters, competition can happen, and small details can make a big difference.
Step 5: Escrow
If your offer is accepted, you're officially in escrow. This is the in-between stage before closing. The inspection, the appraisal, loan processing and paperwork all happen here.

Step 6: Final approval and signing
As things wrap up, your loan is finalized, your final numbers are confirmed, and you sign your documents. At this point, you're almost done.
Step 7: Get your keys
This is the moment everyone waits for. You officially own your home, and everything becomes real.
The process isn't hard, it's unfamiliar
Most buyers don't know what to expect at first, feel unsure in the middle, and feel confident at the end.
A few things to avoid: skipping pre-approval, looking at too many homes without a plan, waiting too long to decide, and not asking questions. Every question is a good one.
